South Somerset estate agents, Orchards Estates continue to turn heads in the property industry and have received another award to add to their growing collection.
The team headed up by property expert, Mathew Wood, received the award at the Annual Recognition Awards held by The Experts in Property.
This is the second award received by the agency this year alone, who recently took the crowning glory as Best Estate Agents in the UK, according to assessments by Rightmove and Property Academy.
Managing Director, Mathew Wood said “I am delighted that we have received this award as digital marketing is something that we are passionate about utilising to its fullest effect for our sellers and landlords. The whole team work with such energy to make sure that we choose the best marketing for our clients and it is wonderful their enthusiasm has been recognised.”
Orchards Estates not only support their sellers and landlords with their digital marketing expertise but also other estate agents all over the UK. Orchards Growth is a branch of the parent company, offering social media and digital management for estate agents. Added to this, the professional and experienced team also run social media courses for other agents to help increase their online presence.
Much of the industry nationally have not yet tapped into this way of marketing properties, instead still relying heavily on shop windows displays and newspapers. These methods are in relative decline as potential customers expect agents to have a presence online. Equal to this, expecting properties to sell just because they’re on Rightmove or Zoopla is ineffective. Less than 2% of all enquiries go on to buy the property they first asked about and less than 10% going on to buy at all.
Orchards Estates recognise that both buyers and sellers expect a personal approach. Communicating through social media, blogs, creating market articles and advice videos create trust between agency and clients. It also means that they are able to reach more people effectively, when they’re at home, relaxing and in the format they most often use – on tablet or smart phone.
Evidently, this way of marketing properties for owners and landlords is working as the team regularly sell at least 5 houses per week and on average, 60% of their properties are sold before they ever get listed publicly. Digital marketing strategy is a crucial part of the entire marketing plan, on average achieving 98% of asking prices, the highest in the whole of South Somerset. The combination of both these new techniques alongside the traditional routes means sellers are achieving the most value for money on their biggest tax-free asset.
