There are many reasons why you might not be getting viewings on your house, and as disheartening as it is there are a few things you CAN do:

  1. Choose the right estate agent – sounds obvious doesn’t it? But you would be surprised at the number of people who forget about quality and service and just go for the cheapest option.  Make sure your agent has experience in selling your type of property and make sure you meet them in person so you know you can trust them with your biggest asset.  They will offer advice about the best time of year to sell, getting the right ‘kerb appeal’ and anything you can do to help create the right first impression for your potential buyers.

Top Tip: Read reviews, ask friends and families for their honest experiences and don’t get swayed by cheap deals, gimmicks and shiny suits!

  1. Make sure your house is ready for great pictures - If you are getting zero to no viewings on your house – bad pictures are probably the reason why. Just put yourself in the position of a buyer and think:” If I was interested in a property and saw these photos, would I want to pursue it further?”  You will get an instant feeling of whether they are good enough or not.

Top Tip:  Carefully choose your very best pictures only – you don’t have to cover every angle of the house but there should be enough to give an overall impression. Tidy up your property beforehand.

  1. You have priced your home incorrectly - This is probably the most important and main reason most properties do not sell.  It is very important to price your property realistically or it will always have a hard time selling.  Generally speaking, you’re going to have to sell your house for slightly lower than the original asking price so for this reason most homeowners tend to add about 5% to the asking price because they expect to be haggled down somewhat anyway.

Top Tip: Do your research before you speak to estate agents and don’t be swayed by over-inflated valuations just to get your instruction, being realistic is the best way to attract buyers.

  1. Your home is not ready for selling - There will always be competition when you are looking to sell your home, you must make your home stand out and not be like 90% of the other properties on the market.  If your home is in poor condition and doesn’t look appealing, then it probably won’t sell and it’s as simple as that. Get your home looking as good as possible before putting it on the open market.

Top Tip: Look at every room in your home through the eyes of a potential buyer. If there are any repairs that need doing, get them done. If a room needs a fresh lick of paint, do it before you book in any viewings. Also, be sure to clean hard to reach areas such as behind the cupboards or under the fridge as buyers these days tend to check everything!

  1. You agent is not advertising your home correctly – more than half the battle is getting your property in front of the right people so you should make sure you choose a proactive estate agent who doesn’t just list your property and rely on the internet to do all the hard work.

Top Tip: Choose an agent that uses a variety of methods and media to advertise your property, it is a numbers game, so ask about their following and reach online as well as any other methods they use such as mailings or leaflets.
