One thing that discourages landlords from investing in rental properties above all else is voids – times when having an empty property, untenanted and costing them money. So how long will it actually take to let a property? Sadly, this is not an exact science, but there are certain things that can influence how long it takes, and certain things you can do to help keep those times low.

Location - Properties that are in close proximity to facilities and shops are more likely to be filled quickly. If you are currently looking to buy properties with the aim of letting them, bearing this in mind will help tremendously when the time comes to put it on the rental market.

Presentation - Well-presented properties that create a homely feel as soon as the potential tenant arrives are far more likely to be let quickly. If it needs painting, paint it. If the wall is cracked, fill it. Keep kitchens and bathrooms modern and above all: clean, clean, clean!

Timing - At different times of year demand goes up and down. Putting your property on the rental market at a time when many other properties do too, means the market becomes flooded, and it is harder to find tenants, it is wise to speak to us about this as we have greater visibility of the whole market and can market your property even in busy times.

Criteria - Having too narrow criteria for your tenant can reduce the number of people available (non-smoker, no pets etc.) and therefore increase the time it takes to let your property.  Obviously, the criteria you set is up to you as it is your property, however it is worth talking to us about the checks we do on your behalf as some compromises might benefit you in the long term.
