The cheapest agent is what some people think they want to sell their home.

But who is the cheapest agent?

The cheapest agent isn't the one who charges you the least but is the one who puts the most money in your pocket at the end of the transaction.

With price reductions at a record high, there are a lot of agents out there over-valuing to flatter you into going on the market with them. This could cost you on average around £30,000 as we reported in our blog.

There are also a lot of agents promising you the earth and making you believe you're getting a great deal because their fee is only 0.5% and you get a conveyancer thrown in for free.

No one will give you something for nothing.

Look at their marketing  - do their photographs show the property as a premium product that's been well loved, maintained and has had money spent on it? Do they provide a full video walkthrough tour so people view it and fall in love with your home before ever walking through the door?

What's their marketing strategy? Is it just throw it online and hope someone calls them? Do they work through their database from years of careful relationship building in their community? Do they end up just relying on Rightmove, which we all know is where all the browsers are? What's their digital marketing strategy to ensure they are accessing all possible avenues for capturing an audience for your home?

Who is the conveyancer you're being "recommended"? Are they a local person, with real life knowledge, a fixed fee and a 'no sale no fee' guarantee? Check the reviews online. There are some shocking reports you should be aware of.

Speaking of conveyancing, is there a dedicated Home Move Manager to ensure that in the third and most difficult part of the process, communication channels are continually monitored and any problems dealt with swiftly and effectively? With fall throughs at a 10 year high, this is a crucial role not being carried out by many agents.
